What is a adjustable rate mortgage? A adjustable rate mortgage is a mortgage that the rate changes at a certain point. So what this means is that the rate on the mortgage will either go up or down. It depends on what your adjustable rate is based on. Not all adjustable rates go up when they adjust there are time when the rate can actually go down. There are all so times when the rate can go down. And there are times when the rate can go out. It is a very dynamic process. The adjustment depends on what the market is doing at the time. If the market is up, more than likely your rate is going up. If the market is down the rate will go down. More often than not when its time for the rate to adjust it will go up.
There are many different types of arm(adjustable rate mortgage) loans. They generally are anywhere from 6 months to 10 years. So it is very dynamic.
Why would anyone want an adjustable rate mortgage? The usual reason is to save money. Here is an example, a person gets a 30 year mortgage at 6% on a $100,000 mortgage. So he pays about $600 a month for a mortgage payment. Now the person knows he will upgrade his home in about 5 years. So the person all so has the option of getting a adjustable rate mortgage. So the person decides on a 5 year adjustable rate mortgage to save money. The rate on the 5 year arm is $536 dollars a month. So this person is planning on saving $64 dollars a month. The total saving in the 5 years would save this person about $3840 over the 5 years of the arm loan.
The problem can be that the person has no idea what the market is going to be in 5 years. Or if he can even sell the house in 5 years. This is where the problems begin. The person can get in a lot of trouble depending on what the market is doing at the end of the 5 years. Its very hard to predict what is going to happen at the end of the 5 years.
