Littleton Mortgage : Put money down on a house?


A down payment for a house can be difficult to get. Over the years, buyers have gotten increasingly creative about going around that major obstacle to home ownership. Some people borrow money from family and friends, some people have extra money they have been saving for years.
Some people even sell some of the valuables like cars and jewelery in order to com up with the money to put down on a home.. A ease way to come up with a down payment is to have it sent to you at closing for a non profit organization. Because of the recent down turn in the economy and the mortgage crises it is now being frowned upon by the large mortgage lenders.
A not for profit that does this is called Nehemiah Corporation is one of this corporations. This company specializes in getting people into the house and community development. littleton Mortgage Basically how the program works is, the buyer needs 3 % of the value of the home to put down on the loan. What Nehemiah does is they put the money down for the 3%. They then get their money from the seller of the property and add a processing fee. So the buyer gets to put the 3 % down on the house. The seller gets to sell their house and Nehemiah gets a small processing fee. Yes the buyer does not come up with the down payments and this is more risk. But it does allow a person to own a home and they don't have to use their savings to do this. They can use that savings down the road in case something does happen. I do think it does make more sense for the person to have money in saving rather than put it down on the home. It an emercy does come up it won't help that they put it all towards the house.
